Building off the improving 2012 sales picture, we moved into 2013 with optimism. Based on results from the first quarter, our
local housing market is clearly strengthening, continuing the upward trend that we saw throughout 2012 with all relevant metrics
supporting the improving health of Westchester County residential real estate. First, despite the burst of new listings, inventory
levels are declining, currently standing at 21% below the median for the past two years. Pending sales, which are signed contracts on
homes that have not yet closed, have demonstrated month over month improvements for each of the past twelve months. Closed
sales have improved for each of the past six months, while days on market for sold properties stands at 18% below the past three
